Operational and Property Rules for Tenants

We have added our lease terms and conditions along with our current residential rules for all tenants to follow while living at a Sadlonov-managed property

The following rules apply to all tenants, occupants, and guests of the property. These policies are intended to maintain safety, cleanliness, and peaceful enjoyment of the premises for all residents. By renewing your lease on a monthly basis, you are agreeing to follow these rules.

Failure to follow these rules may constitute a violation of the lease agreement or fees incurred immediately or against a security deposit. 
 

1. Reporting Maintenance Issues and Damage

Tenants must promptly report any maintenance issues, property damage, bug or insect issues, plumbing leaks, electrical problems, or unsafe conditions to management.


Failure to report issues that result in further damage may result in the tenant being responsible for the cost of repairs.

Emergency maintenance issues (including water leaks, flooding, gas leaks, loss of heat in winter, or electrical hazards) must be reported immediately.
 

2. Quiet Hours

To ensure peaceful enjoyment for all residents and neighbors, quiet hours are enforced between 10:00 PM and 6:00 AM daily.

During quiet hours tenants and guests must avoid excessive noise including loud music, parties, gatherings, or activities that disturb neighbors.

Repeated noise complaints may result in lease violations.
 

3. Parties and Large Gatherings

Parties or large gatherings are not permitted on the property without prior written approval from management.

Tenants are responsible for the conduct of all guests and must ensure guests follow all property rules.
 

4. Occupancy and Unauthorized Residents

Only tenants listed on the lease agreement may reside at the property.

Unauthorized occupants or long-term guests are not permitted without written approval from management.

Guests staying longer than 10 consecutive days may be considered unauthorized occupants unless approved by management.
 

5. Personal Property Outside the Unit

Tenants may not store or leave furniture, appliances, mattresses, boxes, bicycles, grills, or other personal items outside the dwelling unit.

This includes:

  • lawns

  • porches

  • patios

  • hallways

  • parking areas

  • exterior spaces

Outdoor areas must remain clean and free of clutter to avoid any trash removal or sanitation fees.
 

6. Cleanliness and Trash

Tenants are responsible for maintaining the premises in a clean and sanitary condition.

Trash must be placed in designated containers and disposed of according to local collection schedules. Any use of undesignated containers will result in a fee to avoid any inter-tenant disputes. 

Accumulation of trash, food waste, or debris that attracts pests is prohibited.
 

7. Smoking Policy

Smoking is prohibited inside the dwelling unit and in common indoor areas unless otherwise designated.

Smoking materials must be properly disposed of and may not be discarded on the ground or common areas.

Tenants may be charged cleaning or remediation costs for smoke damage.
 

8. Pest Control

Tenants are responsible for maintaining sanitary conditions that prevent pests.

Tenant responsibilities include:

  • proper food storage

  • timely trash removal

  • maintaining cleanliness

Tenants must report pest issues promptly.

If pests are caused by tenant conditions or behavior, the tenant may be responsible for treatment costs.
 

9. HVAC and Filters

Tenants are responsible for maintaining HVAC filters where applicable.

Filters should be replaced approximately every 1–3 months or as recommended.

Failure to maintain filters that results in HVAC damage may result in tenant liability for repairs.
 

10. Plumbing Use

Tenants must use plumbing fixtures properly.

The following items must never be flushed or placed down drains:

  • wipes (including “flushable” wipes)

  • paper towels

  • feminine hygiene products

  • grease or cooking oils

  • diapers

  • sanitary products

Clogs caused by improper use may be charged to the tenant.
 

11. Prohibited Items

The following items are not permitted on the property:

  • Waterbeds

  • Hazardous chemicals or materials

  • Fireworks or explosives

  • Illegal substances
     

12. Grills, Fire Pits, and Open Flames

Charcoal grills, fire pits, and open flames must comply with local safety regulations and be pre-approved to be used onsite.

Grills may not be used inside buildings, on balconies, or within unsafe distances of structures.

Tenants must follow all local fire safety rules.
 

13. Smoke and Carbon Monoxide Detectors

Tenants may not tamper with, disable, or remove smoke or carbon monoxide detectors.

Tenants must notify management immediately if detectors are malfunctioning.

Removing batteries or disabling detectors may result in lease violations.
 

14. Property Alterations

Tenants may not paint, install fixtures, or make structural changes to the property without written permission from management.
 

15. Parking and Vehicles

Vehicles must be parked only in designated parking areas.

Inoperable, unregistered, or abandoned vehicles may not be stored on the property.

Vehicle repairs may not be conducted on the premises unless approved by management.
 

16. Damage Responsibility

Tenants are responsible for damage caused by themselves, their occupants, guests, or pets.

Costs for repairs beyond normal wear and tear may be charged to the tenant.
 

17. Compliance With Laws

Tenants and guests must comply with all local, state, and federal laws.

Illegal activity on the property may result in lease termination.
 

18. Management Access

Management may enter the premises with reasonable notice for inspections, repairs, maintenance, or emergencies as permitted by law.

Tenants may not unreasonably refuse access.
 

19. Policy Enforcement

Management reserves the right to enforce these policies and may issue warnings or lease violations for failure to comply.

Repeated violations may result in termination of tenancy as permitted by law.
 

Tenant Responsibility

Tenants are responsible for ensuring that all occupants and guests comply with these policies.

Failure to follow these rules may constitute a lease violation.
